Project description

A new 107,000 sq ft self-contained HQ office development with stunning views in the heart of Victoria. HUB Victoria comprises three distinct buildings: Sky HUB, 123 HUB and 151 HUB, all connected by a feature landscaped public realm with curated retail and leisure.

The project involved the roof extension that connects the two neighbouring buildings at six storeys high. The extension contains two floors and a mezzanine of efficient & flexible floor space. At ground level there is a central square with a new entrance and wall-climbing lift to access the new floors in addition to re-configuring and expanding the existing entrances to 123 and 151 office buildings. There are also a number of new retail units that front the re-configured colonnade.

Positive influence

A critical factor to unlocking the viability of the project was the relocation of a vast amount of plant from the existing roof to allow for construction whilst also maintaining operation of the building. We worked incredibly closely with the team to develop a highly complex phasing strategy which involved several relocation points throughout the construction period. This enabled plant to be moved logically with minimal disruption to the existing tenants.

The building is located above Victoria Railway station with Network Rail as the freeholder. As ultimate sign off for the works was required from Network Rail, we led extensive negotiations to provide certainty that the building works would not disrupt their operations or the structural integrity of the railway station.

As the building was occupied by tenants throughout, and with the railway beneath, we weren’t able to carry out any structural interventions within the occupied floors. We led the team to develop architectural and structural solutions that worked within the existing structural capability to maximise the amount of new office space that could be developed.
