Project description

A £200m mixed-use development to deliver office, retail and residential space as well as create a new public courtyard connecting Baker Street with Gloucester Place.

The highly sustainable development is targeting BREEAM Outstanding, NABERS UK 4.5 star, LEED Gold, WELL enabled, EPC Rating A, WiredScore Platinum, SmartScore Platinum and Net Zero Carbon. With a new public realm and courtyard hospitality at the heart of the site, the development comprises:

  • 25 Baker St. W1 – new build 10-storey, 206,000 sq ft office and 9,000 sq ft retail.
  • 100 George Street – new build 7-storey building, with 19,000 sq ft of retail and hospitality at the ground floor and 41 new residential apartments constructed above in partnership with Native Land.
  • 30 Gloucester Place – revitalisation of this Grade II listed terrace, delivering 10 new affordable homes and two floors of office totalling 12,000 sq ft underneath 8 existing apartments, which remain in occupation throughout works.
