Project description

Station Quarter is the third and largest phase of the transformational regeneration of the 9-hectare Carpenters Estate in Stratford, creating a vibrant mixed-use neighbourhood adjacent to one of London’s key transport hubs. The development will deliver approximately 520 new homes across three landmark residential towers ranging from 15 to 30 storeys, including at least 20% affordable housing. The scheme will establish a new gateway from Stratford Station, enhance pedestrian connectivity, rationalise the existing street network and introduce a new high street with retail, leisure and community amenities, including a new public house. As Project Manager and Employer’s Agent, we are supporting Populo Living in delivering a high-quality, sustainable development that will drive long-term social, economic and placemaking benefits.

Populo Living is the London Borough of Newham’s housing delivery company.

Positive influence

  • Supporting exceptional placemaking. It is a key aim of the masterplan to build on the Olympic legacy of Stratford with exceptional placemaking. We are working closely with Populo Living to develop high quality designs for new homes that also provide a new high street that meets community needs, and manage the site constraints, including adjacency to the railway and an existing exit from Stratford Station. We also maintain ongoing discussions with Populo Living, TfL, Network Rail and neighbouring project teams from adjacent phases to make sure that our part of the development delivers the needs of the overall masterplan while balancing viability and deliverability.
  • Communicating outside the project ecosystem to make sure we remain in step with the wider estate. Station Quarter is just one part of concurrent mixed use development across the Carpenters Estate. We work with our counterpart project management teams to make sure that we remain in step with them, and both teams are able to build in best practice and lessons learned.
