The Project

247 boutique apartments over three buildings delivered in three phases, all for Build to Rent. Following our successful delivery of The Slate Yard Salford for English Cities Fund, Legal & General appointed us directly to deliver their first Built to Rent development project.

As well as a range of 1, 2 and 3 bed apartments, the development also includes commercial shell spaces delivered to shell and core specification, along with car parking provision. A central CHP system serves the development.

Each building provides a range of services for residents including lobby and reception spaces with concierge, residents lounges and communal areas, a residents roof terrace, dedicated work spaces, cycle storage and ancillary spaces such as staff offices and refuse stores and plant rooms. External areas to receive high quality soft and hard landscaping. It is anticipated that external works will comprise new external drainage, utilities and data connections and highway works to the surrounding footpaths and roads.

A major success factor was ensuring that all of our lessons learnt from The Slate Yard were captured and transferred to Mustard Wharf in order to maximise the efficiency of delivery and maintenance of the buildings but more importantly to deliver an attractive offer and community for residents which is at the heart of the true Build to Rent model.

We ensured lessons learnt from previous built to rent schemes were incorporated into project strategy from the outset to achieve efficiencies and maximise the potential of the completed scheme.

We also drove the pre contract process to reach contract award and agreement on price with SRM. This included a successfully managed value engineering process.
