The Project

55 Gresham Street is located within the heart of the City of London a few minutes’ walk from the Bank of England. The project involved a full refurbishment, two new floors along with putting in place two new terraces and a glazed pavilion within this tight urban location.

We were approached to determine the most efficient procurement route to allow works to commence onsite as quickly as possible, but also to allow a competitive tender and reduce perceived structural risk to the main contractors.

We achieved this by letting the demolition contract separately and allowing the main contract tenderers access to areas of structure that had been exposed. This allowed the risk to be reduced in terms of contractor pricing, as the usual unknowns were uncovered, or partial exposed.

Our team provided full project management and employer’s agent services and included expert advice to support to the client. This development resulted in an increase of the NIA from 85,000 sq. ft. to 121,000 sq. ft. and new terraces overlooking St. Paul’s Cathedral. The building was successfully pre-let prior to Practical Completion.
